Builder proposing two towers that surpass 30 storey limit
Niagara Falls city councillors will be asked to approve some zoning amendments on Victoria Avenue to make way for a massive new development when they meet today.
Council will consider waiving the 30 storey limit to pave the way for a 35 storey hotel and 36 storey apartment to be built on the corner of Victoria and Walnut.
Currently the property is home to the Falls Convenience store, the Weinkeller restaurant and Nightmares Fear Factory.
During an open house, neighbours expressed a number of concerns including traffic issues and also expressed fear the towers would block sunlight.
City staff have responded noting traffic will not be directed through the existing residential neighbourhood and therefore the volume is not expected to be excessive.
As well, staff say shadowing from the proposed development will not affect residential properties after 10:30 am they consider reasonable.
